Tips for Buying and Selling!

Guidline for Homebuyers:

1)  Know what you want - Get Ready!  Are you entering the process as a first time homebuyer, or have you previously purchased?  In terms of real estate, what do you want that you don't currently have?  Decide what's most important in your investment.

2)  Get a Real Estate Agent.  What may first seem like a simple process, quickly becomes overwhelming.  The key is to find the right home at the right price!  Your agent can assist by utilizing their expertise to:  Locate homes that match your exact criteria, update you on the current market conditions, determine fair values for homes that interest you, and ensuring a smooth and easy transaction.

3)  Get approved on a loan. This is another step that your agent can assist you with (finding a qualified lender regarding your financing options).  What is your financial situation?  Do you have funds to put down on your new home?  How are your finances, your credit history?

4)  Once you find what you want - make an offer!  Your agreement should provide you with proper time to complete inspections and investigations before you are bound to purchase.  Your agent can ensure you have this time available, and offer suggestions of qualified professionals to conduct these investigations, and provide detailed reports of the findings.

5) Get insurance.  There are various types of insurance you must obtain, including title, homeowner's, and sometimes flood insurance.  You should also consider a home warranty.  Your agent can refer you to qualified companies and individuals to assist prior to your closing.

6)  Closing.  This is a very exciting time, however it can also be overwhelming.  The closing, also referred to as settlement or escrow, is a process where necessary paperwork  is completed to finalize the agreement.  The ultimate result is to transfer the title of the property from the seller to the buyer, the buyer receives the keys, and the seller receives payment for the home.  The paperwork is prepared by a closing agent, the title company, lenders and lawyers to reflect the agreement, while your agent represents you, and your best interest.

7)  Move in and enjoy your new home!!  And, remember, don't keep your agent a secret!!

4)  Provide you with objective information concerning your property.  It is extremely crucial to gain the expertise of a professional, external 3rd party, regarding the marketability of your house in comparison to the competition.  This can include suggestions of simple cosmetic work that will significantly increase the salability of your property.

5)  Provide only prescreened and qualified candidates, accompanied by the buyer's agent to view your property. 

6)  Objectively evaluate and present every offer, without compromising your market position.

7)  Assist you in providing a smooth closing on your property.  Ensuring loans are obtained, inspections by reliable professionals are done, and the overwhelming amount of paperwork is correctly processed.
